1. General
1.1. By booking any of our properties, you agree to the following terms and conditions.
1.2. All the properties listed could be anywhere on the island.
1.3. The properties are privately owned and equipped ready for your stay, please check the indiviual property for the contents.
2. Booking and Payment
2.1. A deposit for the stay will be shown on the booking system and is required to secure your booking which is the security bond. There is a 14 day cooling off period at which point the deposit becomes non-refunable.
2.2. The remaining balance is due 6 weeks prior to the start of your stay.
2.3. Bookings made within 6 weeks of arrival must be paid in full at the time of booking.
2.4. Payment methods: Paypal, Bank Transfer or Credit Card (via Stripe)
3. Cancellation Policy
3.1. Cancellations must be made in writing.
3.2. If you cancel:
- Cancelling within the first 14 days, you will receive the whole deposit returned unless it is within 6 weeks of your stay.
- More than 6 weeks before your stay, only the deposit is forfeited.
- Less than 6 weeks before your stay, 50% of the total cost will be charged.
3.3 In the event of cancellation by the owner (e.g., due to unforeseen circumstances), a full refund will be provided.
4. Arrival and Departure
4.1. Check-in time: From 3:00pm.
4.2. Check-out time: 10:00am.
4.3. Late check-out may be available upon prior arrangement and may incur an additional fee.
4.4. Please inform us of your expected arrival time to arrange key collection.
5. Occupancy
5.1. The maximum occupancy is set for the individual properties.
5.2. Only guests listed on the booking form are permitted to stay.
5.3. No subletting or additional guests without prior consent.
6. Use of the properties
6.1. The properties are for holiday use only and must not be used for business purposes.
6.2. No smoking or vaping inside the properties.
6.3. Pets: A dog are allowed by prior arrangement only. Please state on the booking. Dogs must kept on a lead around the park and dog mess must cleaned up promptly.
6.4. Guests are responsible for keeping the properties clean and tidy during their stay.
6.5. Certain dog breeds are not allowed at any property, these include Pit Bull Terrier, Fila Brasileiro, Japanese Tosa, Dogo Argentino, American XL Bully or any dog that resembles these breeds.
7. Damage and Security Deposit
7.1. A security deposit of £150-£200 unless stated otherwise is required and will be refunded within 14 days after check-out, provided there is no damage or excessive cleaning required.
7.2. Guests are responsible for any damage to the property, furniture, or fixtures.
7.3. Please report any damages or maintenance issues immediately.
8. Liability
8.1. The owner accepts no responsibility for loss, damage, or injury to guests or their belongings during their stay.
8.2. Guests are advised to take out appropriate travel insurance.
9. Wi-Fi and Entertainment
9.1. Wi-Fi is provided free of charge unless otherwise stated. However, speeds may vary, and service cannot be guaranteed.
9.2. The TV is available for guest use, including streaming services when using your own streaming devices. Guests must log out of personal accounts upon departure.
10. Complaints
10.1. Any complaints must be reported during your stay.
10.2. We will do our best to resolve any issues promptly.
11. Termination of Stay
11.1. The owner reserves the right to terminate your stay without notice or refund if these terms and conditions are breached.
