House and Park Rules

Welcome to Island Retreat

Please take a moment to read the following guidelines.
These are in place to ensure a safe, enjoyable and respectful stay for everyone.

Park Rules & Behaviour

  • You are staying on Fairway Holiday Park and must follow all site rules.
  • Guests must act respectfully towards other holidaymakers, owners, neighbours, and park staff.
  • Any behaviour that causes disturbance, discomfort or safety concerns may result in you being asked to leave without refund.
  • Anti-social behaviour, including loud music, offensive language or rowdy conduct, is not tolerated.
  • Quiet hours are between 11:00pm and 8:00am. Please keep noise to a minimum during this time.
  • Illegal activities will be reported to the authorities and offenders will be removed from the park.
  • Guests are responsible for the behaviour and actions of all members of their group.

Children & Safety

  • Children remain the responsibility of their parent or guardian and must be supervised at all times.
  • The swimming pool is unsupervised. Use is at your own risk. Children under 15 must be accompanied by a responsible adult.
  • Armbands are required in the pool and available at reception for £2 (refundable on return).
  • Ping pong bats and balls are available from either the reception or Squirrels Rest. £5 deposit is required.
  • In case of fire, evacuate the caravan immediately, call 999 and gather at the muster point (picnic area).

Vehicle & Road Use

  • The speed limit across the park is 10 mph. Pedestrians have right of way.
  • The following vehicles are not permitted on park: commercial vans, any size vans (including car-derived), pickups, tippers, motorhomes, or minibuses.
  • Mini bikes, electric scooters, hoverboards, Segways, or similar vehicles are not allowed.
  • A strict “No Parking on the Grass” policy is in force.  There is a parking space right next to the caravan, please do not park on any grass areas.

Dogs & Pets

  • Dogs must be kept on a lead at all times.
  • Fighting breeds and banned dogs under the Dangerous Dogs Act 1991 (e.g. Pit Bull, XL Bully, Tosa, Dogo Argentino) are not allowed.
  • Please do not allow dogs on beds or furniture or in the bedrooms.
  • All dog mess, including on decking, must be picked up and disposed of correctly. A £50 fine applies for non-compliance.
  • Dogs must not be left unattended in the caravan at any time.

Use of the Caravan

  • No smoking inside the caravan or on the decking. This includes vaping.
  • No fire pits are allowed on the decking or nearby grass.
  • Do not use washing lines or rotary lines anywhere on the park. A launderette is available with dryers.
  • Keep the area around the caravan tidy and free from rubbish at all times.
  • Do not flush wet wipes, baby wipes, cotton buds, sanitary products or similar down the toilet. A £250 fee applies for blocked pipes.
  • When using the shower, please rinse off any sand before entering. There is a tap on the decking.

Damage, Keys & Fines

  • Any damage or breakages must be reported immediately via www.iowstays.co.uk or to park staff.
  • Lost keys will incur a £150 replacement fee.
  • Malicious complaints or harassment toward staff or the caravan owner will be treated as a serious breach of your terms.

Cooking & Odours

  • Strong Odour Policy
    To maintain a pleasant environment for all guests, please avoid cooking strong-smelling or spicy foods (e.g. curries, fried fish) inside the caravan. These smells can linger and affect future guests.
  • A £50 deep-cleaning fee will be charged if the caravan requires extra cleaning due to lingering odours. Continued or severe breaches may result in you being asked to leave.

Extra Information

  • Please remember that our caravans are on a low amperage so be mindful of the amount of appliances used at any one time.
  • All guest complaints must be made in writing and submitted to reception.
  • Please, log out of all media streaming accounts before you leave. IOW Stays does not take any responsibility for any purchases made on any account left on.
  • Please ensure all property is taken with you when you leave. IOW Stays does not take any responsibility for any property left behind.

  • Two oil-filled radiators are available. Please use them responsibly and reduce central heating when not in the caravan.
